As residential designer for Tampa-based construction firm I provided expert residential housing design and construction specification including planning, cost estimation and breakdown, scheduling, and material / color selection. Worked closely with clients, sales staff, building / zoning departments, structural engineers, external design consultants, appraisers and loan providers at all stages of plan development and execution; utilized moisture sensors and survey equipment to conduct pre-construction site inspections and field testing, and compiled job staging data. Operated CADD station and blueprint machines, tracked warehouse inventories, and maintained construction plan archives.
* Prepared wide variety of material estimate and pre-construction site reports, office workflow and construction critical path reports, building / site plans, permit submittal applications, and job status reports.
* Developed and delivered highly accurate designs that remained in compliance with Florida Residential Building Codes.
* Created customized Access database that streamlined job stage tracking from initial sales through final construction.
* Devised and implemented innovative methods for quickly resolving construction / plan design conflicts and construction oversights, ensuring projects remained on schedule and on budget.

Duties included: transposing hand sketches, existing and mesured drawings to manual inked drawings, Field measurements, site inspections, material selections, presentation sketches, and project documentations. The late Peter B. Burner (1957-2000) was an extraordinary Landscape Architectural. Under his directions the 3 member firm won nurmerious regional, State and National awards for our landscape designs. As architectural drafter for Ed Hillstrom (1921-1999), my duties included transposing hand sketch, existing and measured drawings to manual inked drawings. I read and understood architectural drawings through redline. I also developed construction details using common building materials on construction documents, or to create ASI (Architect Supplemental Instruction) sketches. In addition, I created color and finish boards to present ideas to clients using basic color skills. Finally, I did management construction documents, logs, submittals, addendum, change orders, and RFI. I researched products, and I assisted the Project Manager through different project phases.
My tenure with Ed Hillstrom introduced me to the design aesthetics of his mentor Frank Lloyd Wright.
